End-of-lease moves, run to the deadline

This is rental country: about seven in ten Randwick addresses are units and leases turn over constantly, so the keys-back move is the job we run most. The deadline is fixed. Our whole service is making everything else fit it.

What the service includes

The order of operations that protects your bond

The single most common end-of-lease mistake is booking the clean before the move, or on the same day. A cleaner working around a half-loaded flat cannot clean it, and the agent's final inspection sees the difference. The order that works, every time:

  1. Move day: everything out, including the garage and balcony you forgot.
  2. Clean day: the day after, empty rooms, cleaner's full run.
  3. Keys-back day: walkthrough with the agent, keys over, done.

In NSW your bond sits with the Rental Bonds Online scheme and comes back through a claim process after handover, so the condition the property is in on keys-back day is what the refund rides on. NSW Fair Trading publishes the rules for getting a bond back and what an agent can and cannot claim; read them before you agree to any deduction.

Timing around this area's calendar

Lease turnover here clusters. UNSW semester boundaries fill the last weeks of terms with student moves around Kensington and Kingsford, and the hospital campus rotates clinical staff on set dates, most visibly in the new year. If your keys-back date sits inside one of those windows, book earlier than the three weeks the run sheet suggests, because everyone else's run sheet says the same thing.

What it costs

The published board, nothing invented: most end-of-lease flat moves fit the two-mover crew at $250 an hour; bigger homes take the three-mover crew at $350; large houses take four movers and two trucks at $500.
